The project involves the design and construction administration of 18 rental-housing units in two three-story buildings. Building 1 accommodates a drive thru area and has a partial basement. Building 2 consists of a row of townhouses with offset in plan. Both buildings are framed in wood with engineered wood floor joists. Wood stud walls with shear panels will provide lateral stability. The conventional shallow foundation will bear on geopiers. First floor is ordinary slab-on-grade construction.
